General Information and Rental Requirements:
- Minimum Required Gross Familiy Income= 3 times the rent amount
- Last 2 years of rental history needs to be verified
- No Pet Policy applies to most properties unless stated otherwise. Should pets be allowed, minimum non-refundable pet fee is $250 plus either pet deposit or additional pet rent. Pet policy varies from property to property. Additional insurance may be required.
- If applicant is self-employed, the last 2 years of tax returns will be required.
- Bankruptcy is Ok if discharged.
- No Evictions.
- Credit Score 597 (average combined) and below will trigger any rental application to be automatically declined (Example: Applicant 1 credit score 450; Applicant 2 credit score 640; Average 545 Denied)
- Credit Score: 598-699 - Manual Review
- Applicants with Less Than a combined average 649 Credit Score as reported by AppFolio May be Subject to a Risk Mitigation Fee, or other proposed terms.
- We select the best applicant, should we receive multiple applications.
If non-refundable holding fee is not received within 24 hrs upon application's approval, the application will be declined.
